Riverside Wharf Wins Unanimous Support from Miami City Commission, Continues to Gain Support in the City of Miami Referendum to Extend their Land Lease Ahead of August Primaries
MIAMI – August 01, 2022 –After the City of Miami Commission’s unanimous decision to move ahead with the Riverside Wharf master plan, Miami voters will have the opportunity to vote “yes” to extend the land lease for the development which will pave the way for Riverside Wharf to become a longstanding part of the Miami River community.

What does the referendum say in simple, non-lawyer language?
“Do you support an amendment to Miami’s Charter to allow the city commission to revise the existing Riverside Wharf lease by a 4/5 vote with the following changes:
- Increasing Riverside Wharf’s base rent by 50% or fair market rent, whichever is greater
- Increasing private investment in the property from $7,000,000 to $30,000,000
- Extending the lease term by 50 years,
- Requiring that Riverside Wharf construct the project consistent with zoning, and resiliency requirements, and construct a new seawall and publicly accessible Riverwalk?”
What is Riverside Wharf?
Riverside Wharf is a world class entertainment destination situated along the historic Miami River that will propel the Miami River district to a new echelon, turbocharge the tourism and hospitality industries and attract continued growth for greater prosperity for the city’s residents.
This 200,000-square-foot, two-tower development will offer a fully immersive Miami experience anchored by the highly amenitized 165-key Dream Miami luxury hotel. It will feature the rebirth and expansion of The Wharf Miami, with 16,000 square feet of signature restaurants, a 12,000-square-foot event hall, a world-class 30,000-square-foot nightclub and rooftop dayclub, and a private marina capable of accommodating megayachts. It will also pay homage to the historic fishing culture of the neighborhood by celebrating the area’s beloved Garcia’s Fish Market with a pop-up seafood market on the grounds, where locals can get the freshest catch daily. Riverside Wharf will break ground this year with expected completion in 2025.
Why does the proposed amendment increase Riverside Wharf’s rent?
Our commitment extends beyond our passion for creating an extraordinary dining and hospitality complex unlike anything else the city has seen. We are sincerely invested in benefitting the surrounding community, beautifying the area and creating long-lasting economic opportunity and stability for generations to come. As stewards of this public parcel of land, we feel a great sense of responsibility to create something that will catapult this area to achieve its full potential. For that reason, we proposed an increase to our base rent so that more dollars are going to the City of Miami, which will go into effect with this vote. Our plans also include a program of community benefits including a new seawall, street improvements and resiliency measures so Riverside Wharf and the river district can serve the people of Miami for decades.
Why does Riverside Wharf need voters’ approval for this?
Riverside Wharf spans two adjoining parcels of land along the river, including a small parcel owned by the City of Miami. Decisions about the use of this public land is dictated by Miami’s Charter, and changes to the charter need to be approved by voters.
Is this different from what I voted on in 2016?
Yes, in 2016 voters approved our lease of the city’s land. A YES vote this year will increase Riverside Wharf’s rent being paid to the city by 50% or fair market rent if greater, and extend the term of the lease by 50 years. The result of this would equate to more money for the city, more jobs for Miami residents, a new riverwalk and public use area, and a state of the art sea level initiative with zero new taxes and zero new costs to residents.
